Notice is hereby given that on Monday, December 5, 2016, the Board of Supervisors of Tredyffrin Township reached a decision regarding the conditional use application ("Application") of Linden Lane Capital Partners relating to the properties in the TCD – Town Center zoning district, located at 37 N. Valley Road, 9 E. Central Avenue, and 7 E. Central Avenue, all in Paoli, Pennsylvania 19301, tax parcel numbers 43-9L-213, 43-9M-92.1, and 43-9L-214. The properties are owned by Station Square, LP.  The Application seeks conditional use approval pursuant to Section 208-71 (Zoning Bonuses in the Town Center District) and Section 208-117 (Conditional Uses) of the Code of the Township of Tredyffrin to construct three new buildings, each of which will have multi-family dwellings (apartments) and designated rental space for office, retail or personal services uses.

There was considerable discussion regarding the conditional use application for Linden Lane (Station Square). After discussion, motion made by Mr. Olson, seconded by Ms. Greenberg to approve the conditional use application C-01-2016 by Linden Lane Capital Partners relating to the properties owned by Station Square LP in the Town Center Zoning District subject to the conditions in the Decision and Order. Conditional use approval is made pursuant to §208-71 and Section 208-117 of the Tredyffrin Township Zoning Ordinance of 1939, as amended (the “Zoning Ordinance”) of the Code of the Township of Tredyffrin (the “Code”) for properties known as 37 N. Valley Road, 9 E. Central Avenue, and 7 E. Central Avenue, as identified by APN Numbers 43-9l-213, 43-9m-92.1, and 43-90-214 (collectively, the “Property”) and the factual findings, conclusions and discussions of reasoning in support of the Application.

After discussion and questions from both residents and Board members, a roll call vote was taken: Mr. Lukens – yes; Mr. Moir – yes; Ms. Greenberg – yes; Mr. Olson – yes; Mr. Wysocki – yes; Mrs. Richter – no.  The motion passed.

- On Tuesday, November 1, 2016, the Board of Supervisors continued the public hearing for the conditional use application ("Application") of Linden Lane Capital Partners. 

- On Monday, October 17, 2016, the Board of Supervisors continued the public hearing for the conditional use application ("Application") of Linden Lane Capital Partners.

- On Monday, October 3, 2016, the Board of Supervisors continued the public hearing for the conditional use application ("Application") of Linden Lane Capital Partners.

- On Monday, September 19, 2016, the meeting was postponed at the applicant's request.

- On Monday, August 29, 2016, the Board of Supervisors continued the public hearing for the conditional use application ("Application") of Linden Lane Capital Partners.

- On July 18, 2016, the Board of Supervisors opened the public hearing for the conditional use application ("Application") of Linden Lane Capital Partners.

- On May 19, 2016, the Applicant appeared before the Planning Commission to present their plans for the proposed redevelopment project and an explanation of the proposed reciprocal actions, pursuant to the various zoning bonuses outlined in Article XVIII (Town Center Districts). Following public comment and subsequent revisions to the (draft) conditions of approval, the Commission voted to recommend approval of the application to Board of Supervisors. A Conditional Use Hearing has been scheduled for July 18, 2016

- On April 21, 2016, the Applicant appeared before the Planning Commission to present their plans for the proposed redevelopment project. Following a lengthy discussion and public comment period, the Planning Commission decided to take no action on the application. The Applicant agreed to provide an extension in order to continue to the application until the following month. The Applicant will appear before the Planning Commission at their May 19, 2016 meeting.

- On March 18, 2016, Saul Ewing, LLP (attorney for the Applicant - Linden Lane Capital Partners) submitted a Conditional Use application to the Township for the proposed redevelopment of the Station Square office complex in Paoli. The first step in the application process is an appearance before the Planning Commission, scheduled for April 21, 2016 (regular meeting date). At this meeting (and/or potential future meetings), the Applicant will seek a recommendation form the Planning Commission for approval by the Board of Supervisors. Upon recommendation (for approval or denial) the Applicant will appear before the Board of Supervisors for a Conditional Use Hearing (date to be determined).
